The building of the Maraslios School is located on the northern side of the settlement of Agios Efstratios. It is a two-storey stone building with a tiled roof, constructed between 1906 and 1909, thanks to a donation by Georgios Maraslis. The building has been designated as a historic protected monument, one of the few remaining structures of the old settlement.
The Maraslios School initially operated as a boys’ school and a girls’ school, then as a mixed school, while from 1949 it was used as a base for the Gendarmerie. From 1963 onwards, it operated as a primary school, until it came under the ownership of the community. In 1968, during the great earthquake, the building suffered serious damage and its operation was interrupted.
In the summer of 1999, restoration works began to convert the building into a hotel and Cultural Heritage Museum, which were almost completed by the end of 2001. Since then, the building has remained closed.
The building has a total area of 711.24 m² and is arranged on two levels. The ground floor, with a total area of 355.62 m², includes open multipurpose spaces, a bathroom core, a staircase, and auxiliary spaces. The first floor, also with a total area of 355.62 m², includes accommodation spaces, auxiliary spaces and circulation areas.
The energy upgrade interventions of the building, which were studied in terms of their characteristics, performance, and contribution to reducing energy consumption, include:
- ✔ Installation of internal thermal insulation throughout the external perimeter walls of the building.
- ✔ Replacement of the wooden-framed glazing on the first floor, on the north facade of the building, with new, high energy-efficiency windows, according to the requirements of the new ‘’KENAK’’ (Regulation on Energy Performance of Buildings).
- ✔ Upgrade of the lighting system, replacing existing lamps with LED lamps and installing an automation system (motion sensors).
